From the Dianthus Villas team we have prepared a summary of the tasks and responsibilities of each and every one of them. In reality, there are more agents involved in the process of building a house, but the ones you will have to deal with will be the majority:<\/p>\n\n\n\n<ul><li>Developer (This would be the role you would have in the project).<\/li><li>Architect (Designer and\/or Construction Manager)<\/li><li>Building Engineer (Execution Manager and\/or Health and Safety Coordinator)<\/li><li>Builder<\/li><\/ul>\n\n\n\n<p>Depending on the size and complexity of the work, more or less professionals will be needed, but in the majority of single-family housing projects, these will be the members of the project management team.<\/p>\n\n\n\n<p>Below, we define each one of them:<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>The Developer:<\/h2>\n\n\n\n<p><em>\"Any person, natural or legal, public or private, who, individually or collectively, decides, promotes, programmes and finances, with their own or other people's resources, the building works for themselves or for their subsequent sale, delivery or transfer to third parties under any title\".<\/em><\/p>\n\n\n\n<p>Basically, to summarise, the promoter is the one who sets the project in motion. It is important that, if you do not have the necessary knowledge to do so, you delegate it to a good professional.<\/p>\n\n\n\n<p>The developer must:<\/p>\n\n\n\n<ol type=\"1\"><li>Have the right to build on the land.<\/li><li>Provide the necessary information and documentation for the drafting of the project and authorise the project manager to make subsequent modifications.<\/li><li>Manage and obtain licences and administrative authorisations, as well as sign the works acceptance certificate.<\/li><li>To take out the relevant insurance policies.<\/li><\/ol>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>The designer.<\/h2>\n\n\n\n<p><em>\"Task carried out by the Architect, commissioned by the promoter, who draws up the project in accordance with the client's specifications and subject to the corresponding technical and urban planning regulations.<\/em><\/p>\n\n\n\n<p>The Project Designer must:<\/p>\n\n\n\n<ol type=\"1\"><li>Be in possession of the academic and professional qualification of architect. Applicable for new construction and for extension, modification, reform or rehabilitation that alter the architectural configuration of buildings.<\/li><li>Draw up the project in accordance with the regulations in force and with what has been established in the contract and deliver it, with any necessary approvals.<\/li><\/ol>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>The project manager<\/h2>\n\n\n\n<p><em>\"Directs the development of the work in the technical, aesthetic, urban and environmental aspects, in accordance with the project that defines it, the building licence and other mandatory authorisations and the conditions of the contract, with the aim of ensuring that it is suitable for the proposed purpose.<\/em><\/p>\n\n\n\n<p>The construction manager must:<\/p>\n\n\n\n<ol type=\"1\"><li>Be in possession of the academic and professional qualification of architect. Applicable for new construction and for extension, modification, reform or rehabilitation that alter the architectural configuration of buildings.<\/li><li>Verify that the projected foundations and structure are set out on the basis of the geotechnical characteristics of the terrain.<\/li><li>Resolve incidents on site to ensure the correct interpretation of the work.<\/li><li>Drawing up the corresponding modifications required by the progress of the work.<\/li><li>Signing of the stakeout or commencement of work, partial certifications, final settlement of the units of work executed and the final work certificate.<ol><li>Partial certifications and final settlement - An example would be the structure, when phases such as the first floor, second floor, etc. are completed. It is certified one by one and when it is finished, the final settlement is made. This would be the case for all tasks in the construction process. Obviously, this depends on the size of the task to be carried out.<\/li><\/ol><\/li><li>Drawing up and signing the documentation of the executed work to hand it over to the promoter, including visas.<\/li><\/ol>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>The director of the execution of the work<\/h2>\n\n\n\n<p><em>\"He\/she assumes the technical function of directing the material execution of the work and of controlling the construction and the quality of the building, both qualitatively and quantitatively.<\/em><\/p>\n\n\n\n<p>El director de la ejecuci\u00f3n de la obra<\/p>\n\n\n\n<ol type=\"1\"><li>Estar en posesi\u00f3n de la titulaci\u00f3n acad\u00e9mica y profesional habilitante y cumplir las condiciones exigibles para el ejercicio de la profesi\u00f3n. En este caso podr\u00eda ser arquitecto, arquitecto t\u00e9cnico, ingeniero o ingeniero t\u00e9cnico.<\/li><li>Verificar la recepci\u00f3n en obra de los productos de construcci\u00f3n, ordenando la realizaci\u00f3n de ensayos y pruebas precisas.<\/li><li>Dirigir la ejecuci\u00f3n material de la obra comprobando los replanteos, los materiales, la correcta ejecuci\u00f3n y disposici\u00f3n de los elementos constructivos y de las instalaciones, de acuerdo con el proyecto y con las instrucciones del director de obra.<\/li><li>Consignar en el Libro de Ordenes y Asistencias las instrucciones precisas.<\/li><li>Suscribir el acta de replanteo o de comienzo de obra y el certificado final de obra, as\u00ed como elaborar y suscribir las certificaciones parciales y la liquidaci\u00f3n final de las unidades de obra ejecutadas.<\/li><li>Aportar la correspondiente documentaci\u00f3n del control realizado a la obra ejecutada.<\/li><\/ol>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>El Constructor<\/h2>\n\n\n\n<p><em>\u201cAsume, contractualmente ante el promotor, el compromiso de ejecutar con medios humanos y materiales, propios o ajenos, las obras o parte de las mismas con sujeci\u00f3n al proyecto y al contrato\u201d<\/em><\/p>\n\n\n\n<p>El constructor Debe:<\/p>\n\n\n\n<ol type=\"1\"><li>Ejecutar la obra con sujeci\u00f3n al proyecto, a la legislaci\u00f3n aplicable y a las instrucciones del director de obra y del director de la ejecuci\u00f3n de la obra, a fin de alcanzar la calidad exigida en el proyecto.<\/li><li>Tener la titulaci\u00f3n o capacitaci\u00f3n profesional que habilita para el cumplimiento de las condiciones exigibles para actuar como constructor.<\/li><li>Designar al jefe de obra que asumir\u00e1 la representaci\u00f3n t\u00e9cnica del constructor en la obra y que por su titulaci\u00f3n o experiencia deber\u00e1 tener la capacitaci\u00f3n adecuada de acuerdo con las caracter\u00edsticas y la complejidad de la obra.<\/li><li>Asignar a la obra los medios humanos y materiales que su importancia requiera.<\/li><li>Formalizar las subcontrataciones de determinadas partes o instalaciones de la obra dentro de los l\u00edmites establecidos en el contrato.<\/li><li>Firmar el acta de replanteo o de comienzo y el acta de recepci\u00f3n de la obra.<\/li><li>Facilitar al director de obra los datos necesarios para la elaboraci\u00f3n de la documentaci\u00f3n de la obra ejecutada.<\/li><\/ol>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2>Otros agentes intervinientes<\/h2>\n\n\n\n<p><strong>Entidades de control de calidad<\/strong> &#8211; Capacitadas para prestar asistencia t\u00e9cnica en la verificaci\u00f3n de la calidad del proyecto, de los materiales y de la ejecuci\u00f3n de la obra y sus instalaciones de acuerdo con el proyecto y la normativa aplicable.<\/p>\n\n\n\n<p><strong>Laboratorios de ensayos<\/strong> &#8211; Capacitados para prestar asistencia t\u00e9cnica, mediante la realizaci\u00f3n de ensayos o pruebas de servicio de los materiales, sistemas o instalaciones de una obra de edificaci\u00f3n.<\/p>\n\n\n\n<p><strong>Suministradores de productos<\/strong> &#8211; Fabricantes, almacenistas, importadores o vendedores de productos de construcci\u00f3n.
